Pricing windows from a property condition report starts with checking the report against the building. JMB Builders walks the apartment building, verifies the window, patio door and entry door counts and conditions the report lists, and prices each line item to compare with the report's estimate. We do not write the assessment. Twin Cities to St. Cloud, priced per unit. Send the report for a reply within one business day, or book a free estimate and walkthrough.
- Report counts checked on site
- Each window and door line priced
- Differences from the report listed

A property condition assessment is written by a consultant for a buyer, lender or owner. It lists building systems, rates their condition and puts an estimated cost and timing on repairs and replacements. Windows and doors are usually a few lines: so many windows, replace in so many years, so much per window. Those counts are often taken from a sample of units and a look at the outside.
We take the report and walk the building. First the count: how many windows, patio doors and unit entry doors there really are, by unit type, and what kind. Then the condition: which openings match the report's description and which are better or worse. Then we price each line the report names, plus anything the walk turns up that it missed, such as rot at patio door sills or corridor doors that are labelled fire-rated assemblies.
You get a list that lines up with the report, with our count, our notes and our price next to each line. What you do with it, negotiate, set reserves, plan the first year's work, is your call. We do not write or certify the assessment, and our price is for the work we would do. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building.

Pricing Windows From a Property Condition Report — Apartments: questions, answered
Can a contractor price the window items in a property condition assessment?
Yes. A contractor can walk the building, check the report's counts and condition, and price each window and door line. The contractor does not rewrite or certify the assessment; the price is for the work they would do.
Why does my contractor's window count differ from the PCA?
Assessments often count from a sample of units and the outside of the building. A walk of every unit finds the openings a sample misses: bedroom windows, patio doors, basement and stairwell windows. We list both counts side by side.
Is the PCA cost estimate for windows the same as a bid?
No. The report's number is a consultant's estimate, often a unit cost times a count. A bid is a contractor's price for a measured scope in a named window line. Ours lists each line so you can compare.
Do you write property condition assessments?
No. Assessments are written by consultants for buyers, lenders and owners. We price the window and door work the report lists, and anything else we find on the walk.
Can you price windows from an inspection report during a purchase?
Yes, with access from the seller. Tell us the inspection-period deadline with the request so the walk can be scheduled in time. The price is a budget for the purchase decision and becomes a firm bid when you order.
What else on a condition report can you price besides windows?
Patio doors, unit entry doors, common-area and exterior doors, and the trim, capping and rot repair around them. Roofing, siding and other systems on the report can be discussed case by case.
