Apartment garage service door replacement covers the walk doors in a parking garage: the door from the garage into the building or stair, which is often a rated fire door, and the exterior man doors to the lot. JMB Builders replaces rusted steel doors and frames, closers and latches. Overhead garage doors are not included; those go to an overhead door company. Twin Cities metro, priced per door.
- Priced per door
- Garage-to-building doors ordered to the label
- Salt-rusted frames replaced at the floor

A parking garage is the harshest place in an apartment building for a door. Cars track in salt and slush all winter, the floor is wet, and the doors are steel. The door between the garage and the building or stair is usually part of a fire separation, so it is often a labelled door in a labelled frame with a closer and a latch. The garage's exterior man doors are plain steel exterior doors, but they rust the same way.
We check each door's label, frame and floor. Rusted frame bases are cut out and replaced, the new door is ordered to the label and the building's requirement, and the closer is sized so the door closes against the pressure difference between garage and building. Doors tied to card readers or alarm contacts are coordinated with your access-control or fire alarm company.
Overhead garage doors, their tracks and openers are not part of this work; an overhead door company replaces those. We take the walk doors, the frames and the trim around them. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building.

Apartment Garage Service Door Replacement — Walk Doors and Stair Doors: questions, answered
Is the door from an apartment parking garage to the building fire rated?
Usually, because the garage is separated from the rest of the building. The label on the door and frame shows what is there now, and the building official decides what is required. We order the replacement to that.
Do you replace overhead garage doors at apartment buildings?
No. Overhead doors, their tracks and openers are replaced by an overhead door company. We replace the walk doors and their frames, and the trim around the openings.
Why does the underground parking door not close all the way?
Air pressure between the garage and the building pushes against it, the closer may be too small or leaking, and a rusted frame lets the door sag. A closer sized for the door and a square frame usually fix it; a rusted frame is replaced.
Can a rusted garage door frame be repaired?
Surface rust can be cleaned and painted. A frame rusted through at the floor no longer anchors the door, and on a rated opening a patched frame may not pass. The usual fix is a new frame anchored to the wall and floor.
Can you work on the garage door while cars are parked?
Yes, as long as the area around the door is clear for the work day. We ask you to notify residents to move cars from the spaces beside the door, and the door is closed and locked again before we leave.
Does replacing a parking garage stair door need a permit?
It can, because buildings of five or more units are under the commercial code. Before we bid, we check the city's contractor licensing and permit rules for that building, and we pull the permit when one is needed.
