Apartment door weatherstripping is a building-wide pass on every door that leaks air: main and rear entries, garage and stair doors, and corridor unit doors. JMB Builders replaces weatherstrip, sweeps and threshold caps, adjusts the doors so they seal, and uses only seals listed for fire-rated doors on rated ones. Twin Cities metro to St. Cloud, priced per door. Send photos for a reply within one business day, or book a free in-home estimate and walkthrough.
- Priced per door, every door on one list
- Sweeps, weatherstrip and threshold caps
- Rated doors get only listed seals

On an apartment building the doors that leak most are the ones that get used most: the main entry, the rear door to the parking lot, the stair and garage doors. Their sweeps wear through, the weatherstrip flattens or tears, the threshold cap loosens, and the closer slams the door into a frame that no longer meets it. A building-wide program walks every door, lists what each one needs, and fixes them in one run.
Unit doors off a corridor are different. They are often fire-rated assemblies: a labeled door and frame with a closer and a latch, and sometimes smoke gaskets. A seal or sweep added to a rated door must be one listed for that use, and drilling or cutting the door can void the label. On those doors we use only listed products, or leave the seal off and note it. The building official or fire marshal decides what a given door needs.
Seals do not work on a door that does not close right, so each door gets the hinges, strike and closer checked first. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building. A certificate of insurance and a W-9 are available on request.

How it is priced: per door
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Steel, fiberglass or wood door, and whether the frame has a kerf for press-in weatherstrip
- Sweep only, weatherstrip only, or both plus a threshold cap
- Fire-rated unit doors that need listed seals vs. non-rated doors
- Doors that need hinge, strike or closer adjustment before any seal works
- Worn-through thresholds that need replacing, not just a new cap
- Number of doors on the same visit
Send a photo of each door type, the bottom of the door with daylight showing, and any label on the door edge or hinge side of the frame.
How long it takes
Most doors take under an hour; doors needing a new threshold or rehanging take longer. A whole building is usually done in one or two visits, scheduled around move-ins.

Situations and options
Entry and exit doors
Main, rear and garage doors. New kerf-in or surface weatherstrip, a heavy-duty sweep, threshold cap and closer adjustment so the door pulls tight against the seals.
Corridor unit doors
Often fire-rated. Seals and sweeps only from products listed for rated doors, applied without cutting the door. Where a rated seal does not exist for the door, we note it and leave it.
Stair and service doors
Stair doors are usually rated; service doors to boiler or storage rooms often are too. Same rule: listed products only, and the closer and latch checked.
Unit balcony and patio doors
Sliding and hinged patio doors in units get weatherstrip, pile and sill seals replaced, priced per door on the same list.
Apartment Door Weatherstripping — Building-Wide Seal Program: questions, answered
Can you add weatherstripping to fire-rated apartment doors?
Only with seals and sweeps listed for use on fire-rated doors, applied in a way that does not cut or drill the door beyond what its label allows. Many corridor unit doors are rated, and a non-listed seal can affect the rating. The building official or fire marshal decides what a given door needs.
Why do new door sweeps keep failing on our building entry?
Usually the door is not closing true. A sagged hinge, a closer set too hard, or a threshold that came loose drags the sweep or slams it, and it tears within weeks. We fix the hinges, strike and closer first, then fit a heavy-duty sweep matched to the threshold.
How much does it cost to weatherstrip every door in an apartment building?
It is priced per door, with every door on one list. A sweep-only door costs less than a door that needs weatherstrip, a threshold cap and a closer adjustment. Doing the whole building in one visit lowers the per-door number.
Do you replace thresholds on apartment entry doors?
Yes. When the threshold is worn through or the wood under it is soft, a new cap will not seal. We replace the threshold and repair what is under it, priced per door. Rot in the frame bottom is quoted as its own repair.
Do we need to be there while you weatherstrip unit doors?
Only for access. We work from the corridor side on most unit doors and need the door open for a few minutes. You send residents the notice your lease and Minnesota law require.
Do you work on storefront glass entry doors?
No. Aluminum storefront entries are glazing-contractor work and we do not quote them. Steel, fiberglass and wood entry doors, and the unit, stair and service doors, are what this program covers.
