Apartment door forced entry repair: after a break-in or police entry, JMB Builders secures the unit door the same day when the schedule allows, then repairs or replaces the frame, door and strike. On a fire-rated unit door the repair keeps the assembly rated, which usually means a labelled frame or door rather than a patch. We photograph and line-item the damage for your insurer. Twin Cities metro, priced per door.
- Priced per door
- Unit secured first, the same day when possible
- Rated doors repaired or replaced as rated

A forced unit door usually fails at the strike side. The frame splits or bends at the latch and deadbolt, the casing tears off, and sometimes the door itself cracks or caves in at the lock. The first job is to make the unit secure: rehang the door, rebuild the strike enough to lock, or close the opening if the door is beyond use. We aim to do that the same day when the schedule allows.
The permanent repair depends on the door. A wood jamb on an unrated door is spliced or replaced and reinforced at the strike. A steel frame on a rated corridor door is a different matter: a bent labelled frame can sometimes be trued, but a torn one is usually replaced with a labelled frame, and a cracked rated door with a rated door. A patch that leaves the assembly unrated can be written up at the next fire inspection, and the inspector decides what is acceptable.
For the claim, we photograph the damage with a tape in frame for scale and write the repair as line items: frame, door, hardware, casing, paint. You or your tenant file with the insurer and deal with them; we meet the adjuster on site if you want and repair what is approved. JMB does not pay, waive or rebate a deductible; Minnesota law (Minn. Stat. 325E.66) bars that on residential claims. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building.

Apartment Door Forced Entry Repair — Kicked-In Unit Doors: questions, answered
Who pays to fix an apartment door kicked in by police?
That depends on your lease, your insurance and the situation; check your policy, ask your agent, and ask your attorney about recovery from others. We document the damage and repair it for whoever approves the work in writing.
Can a kicked-in apartment door frame be repaired?
A wood jamb that split at the strike can usually be spliced or replaced and reinforced. A steel frame that is bent a little can sometimes be trued. A torn steel frame on a rated door is usually replaced with a labelled frame so the opening stays rated.
Can you secure an apartment door the same day after a break in?
When the schedule allows, yes. The goal of the first visit is a door that closes and locks tonight. The permanent repair, especially a rated frame or door that has to be ordered, follows.
Does a fire rated unit door have to stay rated after a forced entry repair?
Usually, yes, because the door is part of the corridor's fire separation. A repair that changes the frame or door without keeping the label can be written up. The fire inspector or building official decides what is acceptable.
Will you handle the insurance claim for the break-in?
No. You or your tenant file the claim and deal with the insurer. We photograph the damage with scale, write the repair as line items, meet the adjuster on site if you want, and repair what is approved.
Can a contractor cover my deductible on a break-in repair?
No. JMB does not pay, waive or rebate a deductible, and Minnesota law (Minn. Stat. 325E.66) bars contractors from doing so on residential claims. The deductible is part of the bill, paid by check or direct deposit.
