The housing stock tells the window story
This corridor grew in waves, and each wave has predictable window needs. The 1990s–2000s building boom filled Elk River, Otsego, and St. Michael with homes whose builder-grade windows are now 20–30 years old — right in the seal-failure and hardware-wear zone, which is why fogged glass calls dominate our schedule here. Older in-town Elk River, Big Lake, and Monticello homes bring classic wood-window decisions: restore, insert, or full-frame. And newer construction in Otsego and Rogers occasionally needs warranty-era fixes for rushed original installs.
Open-country exposure is hard on windows
Much of the northwest metro is former farmland — open sightlines, long wind fetch, and full sun exposure. West- and south-facing windows here endure more UV and bigger temperature swings than sheltered urban lots, accelerating seal failure and vinyl wear. It's also why we talk to local homeowners about compression-seal styles (casements and awnings) on exposed elevations and about glass packages with meaningful low-E performance: the weather out here tests the spec sheet.
