A reroof is mostly what you cannot see when it is finished. The shingle is the wear layer. Under it, ice and water membrane along the eaves and in the valleys is what keeps an ice dam from pushing water into the house, synthetic underlayment is the backup everywhere else, and new step flashing, drip edge and pipe boots are where the last roof probably leaked. We do all of it new. Nailing a second layer over the old shingles saves a dumpster and hides every soft spot in the sheathing; we do not do it.
Ventilation is the other half. A Minnesota attic needs intake at the soffit and exhaust at the ridge in balance, or the roof cooks in summer and grows ice dams in winter. Most older roofs we tear off have painted-shut soffit vents or a ridge vent with no intake to feed it. We check the soffits, cut the ridge slot properly and match exhaust to intake as part of the job, and we look at the attic insulation while we are up there.
The process starts with photos. Send a few from the yard and one from the attic if you can get in, and you have a quote the next business day. Then we come out with a tape and a ladder to measure the roof, count penetrations, check the decking and confirm the number before anything is ordered.

- Shingle grade: standard architectural vs. heavier or impact-rated lines
- Chimney flashing rebuild, skylight replacement, new bath fan caps added at the same time
- Access: how close the dumpster and delivery can get to the roof edge

How long it takes
Most single-family roofs: one to two days on site once material is delivered. Complex roofs with many valleys or a plank deck: two to three days.

Tear-off and deck repair
Old shingles, felt and flashing come off to the deck. Soft sheathing gets replaced. You see photos of the bare deck before anything goes back on.

Dry-in and shingle
Ice and water shield, underlayment, drip edge, flashing and shingles go on in that order. Vents and boots are set as the courses reach them, not cut in afterward.

Cleanup and walkthrough
Magnet sweep of the yard and driveway, gutters cleared of debris, and a walk around the house with you. Finished photos go in your job folder.

What are the cost factors for an asphalt roof replacement?
Area and pitch first, then the number of layers being torn off, how many valleys, walls, chimneys and penetrations need flashing, the condition of the sheathing, and the shingle grade. A simple gable ranch with one layer and a sound deck is the low end. A steep two-story with dormers, two layers and a plank deck is the high end. We list every one of these on the quote so you can see what moves the number.
How long does a roof replacement take?
One to two days on site for most single-family homes. Tear-off, deck repair and dry-in happen the first day so the house is never left open overnight; shingles finish the same day on smaller roofs or the next day on larger ones. Weather can push it; we do not tear off ahead of rain.
Can you put new shingles over the old ones?
We do not. A second layer hides soft sheathing, doubles the weight, keeps the old flashing in place and shortens the life of the new shingles because they cannot lie flat or shed heat. It also has to come off with the first layer next time. Tear-off costs more today and it is the only way to do the flashing and membrane right.
Do you need to come out before quoting a new roof?
Not for the first number. Photos from the yard and the attic get you a written quote the next business day. Before you sign we do a site visit to measure, check the deck and confirm the ventilation plan, because a full roof is one of the jobs where a tape measure changes the answer. The site visit locks the quote.
Architectural shingles or 3-tab?
Architectural. They are thicker, hold up better to Minnesota wind and hail, and the layered look hides the small waves in an older deck that 3-tab shows. 3-tab is still made and we will install it on a shed or a garage to match, but for a house the difference in cost is small next to the labor and the tear-off, which are the same either way.
Will you fix the ventilation while you reroof?
Yes, it is part of the job. We open blocked soffit vents, add intake where there is none, cut a proper ridge slot and install a ridge vent sized to the intake. If the attic insulation is thin or the hatch is uninsulated we will point it out; that work is quoted separately and it is the other half of stopping ice dams.
